Week 1
Phase One

Initial Consultation

We begin by understanding your goals, vision, budget, and timeline. This is an open conversation. No commitment required. We'll walk your site, ask the right questions, and give you honest feedback on what's feasible before anything else moves forward.

Preconstruction & Planning

We define the full scope, align on a realistic budget, and determine the right delivery method for your project. This phase lays the foundation for everything that follows. The more thorough the planning, the smoother the build.

Design Coordination

We work with architects and engineers to ensure the design is efficient, buildable, and aligned with your goals. We manage this coordination so you don't have to navigate multiple professionals at once. We're the single thread that holds it all together.

Closeout & Support

We don't disappear after keys are handed over. We provide all project documentation, warranty information, and remain available for post-construction support. Our goal is a long-term relationship, not a one-time transaction.

Frequently Asked Questions

How long does permitting take in Los Angeles?
Permitting timelines in LA vary widely depending on the project type, scope, and which municipality you're in. Simple permits (like a bathroom remodel) can be approved over the counter in days. Complex projects (ADUs, additions, or structural work) can take 4–12 weeks or longer through plan check. We handle the entire permitting process and will give you a realistic timeline based on your specific project and location.
Do you handle design, or do I need to hire an architect separately?
We offer full design-build services, meaning we can coordinate the entire process including architectural drawings, engineering, and permitting under one roof. You don't need to hire and manage multiple firms separately. If you already have a design or architect you're working with, we can seamlessly integrate into that process as well.
How do you handle unexpected costs or changes during construction?
Any change to the original scope requires a written change order, approved by you, before work proceeds. We don't make assumptions or surprise you with additions at the end. Our contracts clearly define what's included, and we flag potential scope issues early so you can make informed decisions before they impact budget or schedule.
Do you work on commercial projects while tenants are still in the space?
Yes, phased construction to accommodate active businesses is something we do regularly. We'll plan the work around your operations, coordinate hours to minimize disruption, and maintain safe separation between work zones and occupied areas. We've worked in occupied office buildings, retail environments, and restaurants.
What areas of Los Angeles do you serve?
We serve Southern California. If you're not sure whether we cover your area, just reach out and we'll let you know.
What's the minimum project size you work on?
We take on projects of all sizes, from focused bathroom remodels to full ground-up construction. What matters more than size is fit: we want to take on projects where we can genuinely add value and deliver a result you're proud of. Reach out and we'll tell you honestly if it's a good fit.
